THE FLASH FLOOD WATCH CONTINUES FOR

* PORTIONS OF SOUTHEAST MARYLAND AND VIRGINIA...INCLUDING THE
  FOLLOWING AREAS...IN SOUTHEAST MARYLAND...DORCHESTER...INLAND
  WORCESTER...SOMERSET AND WICOMICO. IN VIRGINIA...EASTERN
  ESSEX...EASTERN KING WILLIAM...EASTERN KING AND QUEEN...
  LANCASTER...MIDDLESEX...NEW KENT...NORTHUMBERLAND...RICHMOND...WESTERN
  ESSEX...WESTERN KING WILLIAM...WESTERN KING AND QUEEN AND
  WESTMORELAND.

* THROUGH LATE TONIGHT

* LOCALLY HEAVY RAINFALL FROM SHOWERS AND THUNDERSTORMS WILL
  PERSIST ACROSS THE REGION THROUGH TONIGHT. ADDITIONAL RAINFALL
  AMOUNTS ARE EXPECTED TO RANGE FROM 1 TO 2 INCHES WITH LOCALLY
  HIGHER AMOUNTS POSSIBLE. EXCESSIVE RUNOFF FROM HEAVY RAIN
  INCREASES THE POTENTIAL FOR FLOODING ACROSS THE AREA ESPECIALLY
  IN LOW LYING AND POOR DRAINAGE AREAS.

PRECAUTIONARY/PREPAREDNESS ACTIONS...

A FLASH FLOOD WATCH MEANS THAT CONDITIONS MAY DEVELOP THAT LEAD
TO FLASH FLOODING. FLASH FLOODING IS A VERY DANGEROUS SITUATION.

YOU SHOULD MONITOR LATER FORECASTS AND BE PREPARED TO TAKE ACTION

* LOCATION: MIDDLE PENINSULA AND NORTHERN NECK LOCATIONS ADJACENT TO THE
  CHESAPEAKE BAY AND TIDAL RIVERS.

* TIMING: WITHIN A FEW HOURS EITHER SIDE OF HIGH TIDE THROUGH EARLY FRIDAY
  MORNING. ADDITIONAL TIDAL FLOODING POSSIBLE LATER FRIDAY INTO SATURDAY.

* IMPACTS: INUNDATION OF WATER IN AND NEAR LOW-LYING COASTAL AREAS COULD LEAD
  TO ROAD CLOSURES AND FLOODING OF PROPERTY.
